Hi. My name is Dana Vanderhorst.  I am a Licensed 'Real Estate' Appraiser in the State of Ohio, with over 30 years of experience in providing a variety of appraisal services in Sidney and West Central Ohio. In 2010, my primary focus remains on residential structures including single and multi family residences, vacant lots, new constructions, and condominium.

I have assisted individuals, financing institutions, relocation companies, real estate owned properties, and construction companies. My license and education remain current through September, 2010. I enjoy new challenges and opportunities in the residential real estate market and every effort is made to provide a well supported conclusion while remaining a Disinterested and Unbiased Third Party. 

It is important to know the market value of 'real estate' prior to listing the property for sale or entering into a long term financial obligation.  It is also a good idea to verify the 'assessed value' found on the  property record card(s) in that the real estate taxes appear in-line.  A proper appraisal report may be able to provide the added assurance when important decisions and/or concerns, such as the above examples, have to be made.

Department of Commerce - Real Estate DivisionDepending on the scope of work to be prepared, I am able to process an appraisal report using a variety of methods and utilizing three approaches to value; the cost approach, the income approach, and the market approach.  In most cases, the greatest weight and emphasis is given to the market approach, using actual property sales with similar characteristics with only minor adjustments made for variances, while staying within guidelines set forth by the Uniform Standards of Professional Appraisal Practice 

My appraisal reports are completed using the latest software technology, embedded with real estate data from various public resources, providing a well supported and accurate conclusion and or determination made therein.
